General Contracting Company

The role of a General Contractor is one of leadership and service in which TROC takes full responsibility for the construction project. General Contracting typically follows a sequential process of design, bid, and build. A lump-sum contract based on completed design documents is typical in this delivery method.

When using this approach, TROC will oversee the project organization, manage the flow of materials and personnel, maintain proper cost control, and ensure the project is delivered on time in accordance with the plans and specifications set forth by the owner. When appropriate and beneficial, TROC will self perform demolition services, cast-in-place concrete, steel erection, carpentry, general trades, fixtures, drywall finishing, and painting.

​TROC will join the project team early to assist with the pre-construction planning phase. These activities could include budgeting, value engineering, scheduling, and logistics. Once the project moves into the construction phase, TROC continues to facilitate the construction process by coordinating all activities of the subcontractors, maintain proper communication, and monitor the project budget.

Retail Facility Management and Remodels

TROC is a general contractor providing maintenance, repair, and construction services to retail stores throughout the southeast which include but not limited to parking lots (asphalt &concrete), fencing, painting, flooring, and flooring systems, diamond concrete polishing, retrofits, Capital Improvements, and multi-location projects.

 

We self perform over 75% of our retail work but have a network of affiliated captive subcontractors that allow us to provide services 24 hours a day, 7 days a week in almost any location throughout the southeast.

 

Design-Build

The Design/Build approach to construction provides the owner with a single source for both design and construction services. TROC will oversee all phases of the project from design development through to owner occupancy. TROC will team up with an architect and other consultants who best meet the owner's design needs and expectations. The Design/Build process facilitates an atmosphere of open communication, resulting in a lower overall project cost. This process optimizes the owner's opportunity to gain the greatest construction value. The Design/Build process also allows the owner to enjoy the security of knowing how each construction dollar is spent. TROC will perform the typical Design/Build project for a fixed fee. All subcontracts, self perform labor, materials and general condition costs are known to the owner.
